I will inspect all major systems of your home, to include: exterior, roof, foundation, attic, crawl space/basement, electrical, plumbing, HVAC components and interior features. My reports are delivered same-day with detailed pictures for every defect noted. *All full home inspections include thermal (IR) scanning.*
Pest Inspections
I will closely examine the home to determine if there is any damage or potential harm resulting from wood-destroying organisms. (These are also required for all VA loans and re-finances and reported on the NPMA-33 Form).

Indoor Air Quality (IAQ)
Mold isn’t a bad word. Every home has mold and without it the world wouldn’t be habitable for humans or animals. Mold only becomes a problem when there is too much of it, when it causes problems for your health, or when it is unsightly and causing damage to property. This is where mold testing comes in.
The results of mold testing are summarized in an easy to read report, delivered within 2 business days, with clear determinations that you can understand and act on if a problem exists. If a mold problem does not exist, your customized mold report will ease your mind.
Radon Testing

Any home can have a radon problem. This means new and old homes, well-sealed and drafty homes, and all foundation types, to include basements, crawl spaces and even slabs. In NW Indiana in particular, it is estimated that between 25-50% of homes have an elevated radon level (4 pCi/L or more). Testing is the only way to find out what your home's radon level is.

Well-water testing
Many people in the United States receive their water from private ground water wells. EPA regulations that protect public drinking water systems do not apply to privately owned wells. As a result, owners of private wells are responsible for ensuring that their water is safe from contaminants. Examples of contaminants includes lead, nitrates/nitrites, bacteria and total coliforms. If your lender asks for a "HUD Compliance Certification", "Permanent Foundation Certification" or something similar involving the foundation and/or any additions to the home, I can help with that. Having your home inspected prior to the buyer’s inspection provides you with valuable knowledge and helps you to avoid last-minute surprises and negotiations. This also allows you time to shop around for possible estimates according to your timeline, and remove overinflated, buyer-procured estimates from the negotiating table.
